What is required for a building permit?
Completing an application, submitting two site plans which include line boundaries, two construction
drawings, and proof of Worker's Comp. Note that incomplete applications may be denied and returned. Allow up to thirty days for approval or denial of a commercial permit or fifteen days for approval or denial of a residential
permit. Twenty- four hours notice is required for any inspections. A Soil Erosion and Sediment Control Plan may need to be submitted if it meets the criteria set forth by Township Ordinance.
Is a permit required for erecting a tent? Yes.
What are the permit requirements for installing a shed? A permit is required for installing a shed. One shed is permitted per residential property. Place shed six (6) feet from all property lines. A shed may be placed in the rear or side yard of a property. If you live on a corner lot, you are considered to have two front yards and two side yards--you do not have a rear yard; therefore, on the street side, you must set your shed back at least 40 feet from the property line. A shed may not be larger than 225 sq. ft. (e.g., 14' x 16').
What is the difference between land development and subdivision? Section 72-6
LAND DEVELOPMENT refers to the improvement of one lot or two or more contiguous lots, tracts, or
parcels of land for any purpose involving:
--A group of two or more residential or nonresidential buildings, whether proposed initially or cumulatively, or a single nonresidential building on a lot or lots, regardless of the number of
occupants or tenure;
--The division or allocation of land or space, whether initially or cumulatively, between or among two existing or prospective occupants by means of or for the purpose of streets, common areas, leaseholds,
condominiums, building groups or other features; or
--The addition of any accessory building, including farm buildings, on a lot or lots subordianate to an existing principal building.
A SUBDIVISION is the division or redivision of a
lot, tract, or parcel of land by any means into two or more lots, tracts, parcels, or other divisions of land, including changes in existing lot lines for the purpose, whether immediate or future, of lease, partition by the Court for
distribution to heirs or devises, transfer of ownership or building or lot development; provided, however, that the subdivision by lease of land for agricultural purposes into parcels of more than 10 acres, not involving any new street or
easement of access or any residential dwelling, shall be exempted.
