1. The meeting was Called to Order at 7:00 PM by Paul Spiegel, Chairman, with the PLEDGE OF ALLEGIANCE TO THE FLAG.
2. The Floor was Opened for Public Comment. There were no comments. In the audience were: Donna Brimble, David Brimble, Chander Shekher, Joe Celia, and Robin Murlless.
3. MINUTES
MOTION: To accept the Corrected Copy of the Minutes for 10/26/2004. ACTION: Diehl/O'Brien (7-0).

Final Land Development Plan for a 1664 square foot building addition for Daveco, Ltd. located at 1109 West Chester Pike. There are service bays for limousines. A variance was granted because of the limited set-backs in the rear. The plan meets infiltration requirements with overflow drain.
MOTION: To recommend approval of the Final Land Development Plan for Daveco, Ltd. for a 2664 sq. ft building addition. ACTION: Little/ Rafter (7-0).

Final Land Development Plan for a 2,200 square foot office/warehouse building for Chander Shekher located at 207 South Bolmar Street. Chander Shekher was present for the Plan. The soil does not perk. There will be a trench detention basin. There is no way to control rain, snow or ice. The small size of the building does not allow room for docks to unload. Parking under the overhang is unusual.
MOTION: To recommend approval of the Final Land Development Plan for a 2,200 square foot office/warehouse building for Chander Shekher at 207 South Bolmar Street.
ACTION: Little/Higgins (5-2) Diehl and O'Brien voting No.
6. Committee Reports and Information
Paul Spiegel appointed a Nominating Committee for Officers for 2005.
Chairman will be Dean Diehl, with Dan Rafter and Jeff Laudenslager serving as the rest of the Committee.
The Gordon Environmental Center was discussed. There were approximately 60 Biology Students protesting the opening of Tigue Road. East Bradford wants the ramps but not a
through street.
Jim O'Brien suggested that the Planning Commission meet on the third Tuesday evening at 6-7 for a work session and then go directly into the regular meeting. Both sessions would be public.
MOTION: To add a work session meeting from 6-7 PM before the regular Planning Commission meeting at 7 PM. ACTION: Diehl/O'Brien (7-0).
Jim O'Brien reported on some dissatisfactions from students who have moved into The Commons down the street from West Chester University. Some of the promised amenities were late arriving
or are still not available. The demographics are interesting: 60% women and 70% sophomores.
The Comprehensive Plan has been approved and copies are available.
7. The Floor was Opened for Public Comment. There was none.
8. MOTION: To adjourn the meeting at 7:55 PM. ACTION: Diehl/ O'Brien (7-0).
